Since both xbox games where written using C++ and DirectX it should be fairly simple for them to port it to a pc (since the xbox really is just a pc). I doubt they are going to re-render all textures and replace all meshes with higher resolution ones because that would cost them far too much money in terms of time and effort. Or maybe they don't even have the source yet and are making some high level emulator to run the games original binary on a pc? Only time will tell..
Edit: by "have the source yet" I mean they don't have / can't get it
